How it works

A clear route from onboarding to managed operations

Property Egg Rentals manages the day-to-day operation, while the client remains responsible for the property itself, the legal right to operate, and the costs required to keep the property guest-ready.

Starting onboarding does not mean automatic acceptance, management activation, a signed contract or a final agreement.

Start your onboarding

Step 1

Create your Client Portal

Create your secure account so your onboarding information, documents and agreement review can sit inside the Client Portal.

Step 2

Tell us about you and your business

Provide your personal, company, contact and signing details clearly so Property Egg understands who the client is.

Step 3

Add your property

Add the property record and the core property and authority details needed before Property Egg can review the opportunity.

Review and prepare

Step 4

Upload authority and compliance evidence

Upload authority, insurance, lease consent or other supporting evidence needed for review.

Step 5

Property Egg reviews the information

Property Egg reviews the onboarding details, property record and supporting evidence before agreement preparation moves forward.

Step 6

Your client-specific draft is prepared automatically

After the required information and review conditions are met, the system prepares a client-specific draft agreement for review. This does not sign, activate or approve management.

Agree and sign

Step 7

Both sides review and agree changes

Both sides can review the draft and request changes. If changes are needed, the agreement remains in draft/review status until both sides agree.

Step 8

Client signs

Once the draft is agreed and ready, the client signs through the controlled signing flow.

Step 9

Property Egg countersigns

Property Egg signs or countersigns after the required checks are complete. Witness steps happen where required.

Step 10

Final signed PDF becomes available

After all required parties have signed, the signed agreement becomes locked and the final signed PDF becomes available.

Set up and grow

Step 11

Operational setup begins

Detailed Airbnb and serviced accommodation setup information is collected after onboarding and signing. Some information is pre-filled from onboarding and the contract, but operational details such as access notes, amenities, appliances and guest-ready setup are collected later.

Step 12

Future properties are added by signed addendum

Later property additions, removals or changes are handled through addendums as new drafts for review, agreement and signing.

Responsibilities

Day-to-day work stays with Property Egg

Property Egg is responsible for

  • Complete day-to-day guest communication before, during and after every stay
  • Responding to booking enquiries and helping convert enquiries into confirmed reservations
  • Calendar and availability management across Airbnb, Booking.com and connected platforms
  • Listing optimisation including titles, descriptions, amenities, captions and house rules
  • Pricing adjustments, minimum stays, discounts, promotions and occupancy optimisation
  • Guesty PMS management and day-to-day operational administration
  • Coordinating cleaners, linen providers and approved maintenance contractors
  • Handling guest issues, access problems, complaints, emergencies and review responses
  • Helping improve occupancy, guest satisfaction and property revenue
  • Recommending listing and property improvements that may support stronger rankings and more bookings
  • Monitoring operational performance and recommending improvements
  • Helping distribute the property across additional suitable booking channels
  • Acting as the client's day-to-day serviced accommodation management team
  • Keeping the client informed while removing the routine operational workload

The client is responsible for

  • Having the legal authority and all necessary permissions to appoint Property Egg and operate the property as serviced accommodation
  • Maintaining all required licences, insurance, safety certificates and legal compliance
  • Funding property costs including cleaning, linen, maintenance, repairs, utilities and consumables
  • Providing accurate onboarding information and supporting documentation
  • Meeting all owner, landlord and property-related financial obligations

You stay in control of your property. We take care of the day-to-day work.

Legal boundary

Important limitations

Property Egg does not become the property owner, tenant, landlord, insurer, compliance officer or funder of the property. The signed management agreement governs the final duties, fees and legal terms.

Saving onboarding details, uploading evidence or starting the process never signs, countersigns, activates management or creates a final contract.
